What is involved in a damp survey?

After discussing your needs, I will arrange a site inspection appointment to assess the property as a whole. This will involve inspecting the walls, ceilings, floors, corners and exterior of the property and using equipment such as a moisture meter to assess dampness levels and room temperature indicators. The site inspection will also detect dampness by looking for water stains, peeling paint, mould, and musty smell. I’ll check for ventilation leaks etc.

After looking at any evidence the survey will conclude how severe a dampness problem is and recommend possible solutions. The remedial work recommended may involve fixing leaks, improving ventilation, and eliminating mould and dampness. My report will be issued to you within 5 working days after the site inspection along with a phone call after you have had time to read the report, although, I will let you know if any work is urgently needed whilst attending the property.

Whenever you suspect that your property is damp, it is important to seek the advice of an independent surveyor such as myself. When the cause of the dampness is not obvious, the wrong remedial work, such as injected damp-proof courses, can cost thousands and may prove to cause other damp issues in the future.

Any defects or issues will be clearly explained and reported in plain English and the best solution will be suggested. To provide further assurance amongst the other accreditations I have been trained and qualified by the Property Care Association (PCA) in the qualification Certified Surveyor of Dampness in Buildings (CSDB).

Tenants

As a tenant in the UK, you have the right to live in a property that’s safe and in good repair. This includes protection from damp and mould, which can cause health problems such as asthma and respiratory infections. If you’re a tenant and you suspect that there’s dampness in your home, you should report it to your landlord or letting agent as soon as possible and if needed obtain a damp survey for future reference.

Your landlord is responsible for dealing with damp and mould problems and should get them fixed promptly, depending on the findings. They too can arrange for a damp survey to be carried out with me. My survey report should identify the cause of the dampness and recommend appropriate actions to help resolve any issues.

A damp survey for a mortgage may be required to detect any signs of damp or moisture-related problems that have been highlighted by the valuation report in a property before a buyer obtains a mortgage. Lenders typically require this survey to ensure that the property does not have significant damage or issues that could affect the property’s value or the borrower’s ability to borrow money.
