RICS Property Surveys

As an Associate member of the RICS, I can provide independent Condition surveys for your next home or investment. Condition surveys are undertaken following the high standards set by RICS (Home Survey Standards L1,2,3). Surveys are essentially property health checks, an MOT. They are detailed inspections that check a property’s condition, structure and location setting. If you are buying a property, you can choose between 3 levels of RICS Home surveys: L1 is a basic survey on the property and will highlight any issues, Level 2 (used to be called the Home Buyers) is a more informative survey, also the most common, a Level 3 (Building survey) provides the most information about any defects/issues found at the property.

Level 1 Property Condition Surveys are a basic assessment of a building or property. An inspection looks for obvious defects like cracks in walls and dampness. It’s the first step in a formal surveying process, and it identifies areas that need more investigation or maintenance.

Property Condition Surveys Level 2 assesses a property’s condition but is more in-depth than Level 1. It’s less comprehensive than a Level 3 survey, but you’ll get a detailed report on the property’s condition. Typically, the report includes information on the property’s structure and fabric, property defects, as well as suggestions for repairs. A buyer can use it to make informed decisions about a property and use it to negotiate a property’s price.

The Property Condition Survey Level 3 identifies any structural defects or potential problems that may require repair or maintenance on a property. I will examine all aspects of the property, including the roof, walls, floors, foundation, plumbing, and electrical systems. The survey report will include detailed recommendations for any necessary repairs, estimated costs, and potential risks associated with the property. Level 3 surveys are typically recommended for older properties, those with complex layouts or issues, or properties with significant historic or architectural value.

Retrofit Assessment

I am a qualified retrofit coordinator and assessor and can carry out retrofit coordination for your property and schemes. In addition, this service can be used for letting agents, social housing and local authority clients.

I will assess your property’s energy efficiency and provide advice on how to improve it through retrofitting measures. Retrofitting is the process of improving or upgrading buildings to reduce their carbon emissions and energy consumption. I provide recommendations on how to improve a building’s energy efficiency based on my evaluation of its insulation, heating system, ventilation, lighting, and other energy-related features along with occupants and energy usage in the property. As a Retrofit Coordinator, I assist owners and managers of buildings and properties in reducing energy costs and carbon footprints.

EPCs (Energy Performance Certificates)

I am a fully qualified energy assessor and can carry out EPCs on both domestic and commercial properties.

An EPC, or Energy Performance Certificate, is a document that shows the energy efficiency rating of a property and is required by law for any property that is being sold or rented. The rating is displayed on a scale from A to G, with A being the most energy efficient and G being the least.

EPCs (Energy Performance Certificates) are important for several reasons:

Cost Savings: Energy-efficient properties can save money on utility bills, hence EPCs help to build owners and tenants identify areas where they can make improvements and reduce their energy bills.

Property Value: Improving the energy efficiency of a building can increase the property value and make it more appealing to potential buyers or tenants.

Legislation: EPCs are a legal requirement for buildings that are bought, sold or rented. Non-compliance can result in penalties; hence it is important to have an up-to-date EPC.
